Lisa0Whether you’re buying or selling, having a skilled realtor in your corner can make all the difference. Just ask Lisa Colalillo, who has the knowledge and experience to help you close the deal.

It takes a keen eye to decipher what makes a good location an exceptional space to live in. And in today’s growing market, it is important to have a knowledgeable realtor that will go the extra mile to get you top dollar for your home. Bringing you towards a smooth transaction is what Lisa Colalillo of Royal LePage Real Estate Professionals does best, scouting high and low for a qualified offer for your home. Take notes as this insider offers tips and tricks that will get you moving to your dream destination in no time!

Q: What are the top three things sellers should be aware of when selling their property?
A: Firstly, your competition is most important. Knowing homes are for sale in your area and what they offer will give you the leading edge to attract qualified buyers to put an offer on your home instead of your competition. Secondly, the visual impression of your home is key. In order to attract the most amount of buyers, you’ll want your home to be in tip-top condition and easily accessible for showings. Also crucial is hiring an aggressive agent that has a pro-active plan to sell your home, to ensure you protect your equity.

Q: Given this past year’s economic climate, is now a good time to purchase a home?
A: We are in a great market! Mortgage rates are at an all-time low, while at the same time, there are so many fantastic homes to choose from. Due to the economic downturn this year, buyers are able to purchase their dream homes at reasonable prices again. And more buyers in our market is also great for families wanting to sell their homes, too.

Q: What advice would you give to someone who is in the process of searching for his/her dream home?
A: Purchasing a home can be a very exciting time (especially for first-time buyers), but it can also be
quite overwhelming. The most-asked question is which comes first, buying or selling … having the right realtor to assist you, will help you have a smooth transaction in any market.

Q: What advice can you give to someone who would like to sell privately?
A: People sell privately because they think it’s the best way to put more money in their pocket, so I can’t blame them for trying.  Judging from market data, selling privately may not be the best way to go. Statistics show that 98 per cent of private owners will end up selling with a real estate agent, and the 2 per cent that do sell, end up at 10 per cent below market value. You need to get maximum exposure; the more buyers viewing your home allows for serious offers or even multiple offers to surface at a faster rate.

More than a realtor, Colalillo realizes that buying or selling a home isn’t just a business transaction but often represents a big milestone in someone’s life. Whether it’s a newlywed’s first home, the birth of a newborn or a relaxing retirement destination, this top-notch professional will be by your side each step of the way.
